The homeowner assumed one thing, the fine print said another, and the relationship ends in a bad review.
We'd rather define ours in public. Here's exactly what the unlimited warranty on Summit's plans means, what triggers it, where its edges are, and how it compares to what else is out there.
The Plain-Language Version
Every Summit plan — Essentials, Standard, and Elite — includes an unlimited warranty on the pests that plan covers. It means this:
If a covered pest shows up between your scheduled visits, we come back and deal with it at no additional charge. As many times as it takes. That's the whole idea.
No per-incident fees, no "one free callback then you pay," no arguing about whether the sighting counts. Covered pest, active plan, we come back. The point of a prevention plan is a pest-free property — the warranty is what makes that a commitment instead of a slogan.
What "Covered Pest" Means by Plan
The warranty follows the plan's coverage:
Essentials (quarterly): mice.Standard (bi-monthly): mice and rats, plus the included insect control and wasp/hornet control.Elite (monthly): everything in Standard, plus the included mosquito and tick control.
So: a mouse between visits triggers a warranty return on every plan. A wasp nest between visits triggers one on Standard and Elite. Mosquito pressure between visits is a warranty matter on Elite. The plan page and your agreement list the specifics — and if you're ever unsure whether something's covered, ask; the answer is a text away, not buried in clause 14(b).
What Triggers a Warranty Visit

You don't need photos (though they help), you don't need to prove anything, and you don't need to have done everything perfectly on your end first. Report it; we handle it.
The Honest Edges
An unlimited warranty still has boundaries, and pretending otherwise is how trust gets broken. Here are ours, stated plainly:
It covers the plan's pests, not every pest. Bed bugs, wildlife (raccoons, squirrels, bats), and pests outside your plan's coverage are separate services. If a non-covered pest shows up, you'll get an honest assessment and a fair quote — not a surprise bill disguised as a warranty visit.It requires an active plan. The warranty lives inside the ongoing service relationship. Lapsed plans don't carry it — though restarting is simple.Cooperation matters at the extremes. If a rodent warranty visit finds the bird feeder back up over an active burrow, or sealing work torn out for a renovation and not replaced, we'll fix the immediate problem and tell you straight that the conditions are re-creating it. We won't cancel the warranty over it — but the conversation will be honest, because no warranty outworks an open buffet.Structural realities get named. Some situations — a barn that can't be sealed, a shared wall with an untreated neighbouring unit — have limits the warranty can't override. When that's the case, you'll hear it up front at the assessment, not after six visits.

An unlimited warranty is only sustainable for a company that expects not to need it often. Does a one-off job (no plan) carry a warranty? One-off services carry their own stated guarantee period, defined in the quote. The unlimited warranty specifically is a plan feature — it's the ongoing relationship that makes "unlimited" possible.
I'm seeing ants but I'm on Essentials. What happens? Ants aren't covered by Essentials, so it's not a warranty visit — but you'll get an honest look and a fair quote, and if upgrading to Standard makes more sense than one-off treatment, we'll do the math with you transparently.
What if the same problem keeps coming back? Then something structural is unsolved, and repeated free visits are our incentive to find it. Recurring warranty calls trigger a deeper look — re-inspection, new entry points, changed conditions — not resignation.
Is there a limit where you'd cancel someone's plan? In theory, a property where conditions make service futile and the homeowner won't address them. In practice, the honest conversation has always come first, and it has essentially always worked.
